Role: Voids Manager
Pay: 28-32ph
Location: NW London
We are working with a progressive London local authority seeking an experienced Voids Manager to take full responsibility for managing both the Direct Labour Organisation (DLO) and a range of specialist sub-contractors, with a key focus on clearing legacy voids and long-outstanding cases. This role is ideal for an individual who excels in operational leadership, performance management, and driving efficiency in high-volume environments.
Key Responsibilities

Lead and manage the DLO team and external contractors, ensuring productivity, quality, and compliance standards are consistently met.

Coordinate the full voids lifecycle-from inspections through to completion-ensuring properties return to a high lettable standard within defined KPIs.

Oversee subcontractor performance, establishing clear expectations, monitoring outputs, and managing underperformance effectively.

Take ownership of legacy voids and long-outstanding work, implementing recovery plans, prioritisation strategies, and structured workflows to bring the backlog down.

Carry out detailed progress reviews on longstanding cases, identifying blockages and implementing corrective actions.

Ensure all works comply with health & safety legislation, building regulations and internal quality standards.

Establish robust planning, scheduling, and resource allocation across DLO operatives to maximise efficiency.

Conduct post-inspections, sign-off works, and manage quality assurance processes.

Maintain strong reporting frameworks, producing accurate KPI, budget and productivity reports for senior management.

Drive continuous improvement initiatives, introducing process enhancements to reduce void turnaround times and improve customer satisfaction.
Requirements

Extensive experience managing voids operations within social housing/local authority settings.

Proven ability to lead and motivate DLO teams while coordinating multiple subcontractors simultaneously.

Strong technical knowledge of repairs, maintenance, building pathology and compliance.

Demonstrable experience resolving legacy or problematic voids and clearing backlogs effectively.

Strong stakeholder management skills with the ability to challenge, negotiate, and influence at all levels.

Confident working under pressure with excellent organisational and prioritisation abilities.

Solid understanding of H&S legislation, CDM, safeguarding, asbestos protocols, and other relevant regulations.
