Role Overview
You will support/lead the delivery of multi-million-pound external workstreams within the Lewisham borough and surrounding. Your focus will be on the long-term lifecycle of the housing stock, specifically targeting externals such as roofing, window/door replacements, cyclical decorations, and cladding remediation (EWI).
Key Responsibilities
- Oversee the full project lifecycle of external works, ensuring they are delivered on time, within budget, and to the specified quality standards.
- Commercial Management: Take full P&L responsibility for your workstreams. This includes managing WIP (Work in Progress), Valuations, and Final Accounts.
- Compliance & Safety: Ensure 100% adherence to Health & Safety (CDM 2015), Building Safety Act requirements, and Fire Safety regulations.
- Resident Liaison: Work closely with Resident Liaison Officers (RLOs) to manage access issues and resolve complaints, particularly critical in occupied high-rise or estate environments.
- Supply Chain Management: Manage and monitor sub-contractors, ensuring they meet KPIs regarding safety, quality, and “Right First Time” delivery.
- Stakeholder Engagement: Act as the primary point of contact for the Client (Local Authority/Housing Association), chairing monthly progress and core group meetings.
Required Experience & Qualifications
- Minimum 5 years in Social Housing Planned Maintenance. You must understand the sector and how to work alongside the client and tenants.
- Deep understanding of external delivery (Roofing, Cladding, Brickwork, Fenestration) and Section 20 leaseholder consultation processes.
- Proven experience managing a team of Site Managers, RLOs, and Quantity Surveyors.
Certifications:
- SMSTS (Site Management Safety Training Scheme)
- CSCS Black Card (Manager level)
- Asbestos Awareness / First Aid at Work
- HNC/Degree in Building Surveying or Construction Management (Desirable)
