Job Title: Site Manager – Social Housing (Voids)

The Role

We are recruiting for an experienced Site Manager to oversee social housing voids projects across West London. The role will involve managing a challenging mix of major structural works and full internal fit-out projects, including conversions from single dwellings to HMOs.

This is a hands-on, technical role requiring a strong all-round building background, excellent attention to detail, and the ability to manage subcontractors while maintaining high standards of quality and client satisfaction.

Key Responsibilities

  • Manage void properties from strip-out through to handover

  • Oversee major structural works and full internal refurbishments

  • Deliver HMO conversions, ensuring compliance with regulations and standards

  • Manage and challenge subcontractors to achieve quality, programme, and cost targets

  • Maintain a high standard of finishes with a strong eye for detail

  • Ensure all works comply with health & safety and social housing requirements

  • Communicate effectively with clients, residents, and internal teams

  • Carry out inspections, snagging, and quality control

Key Requirements

  • Proven experience working within social housing

  • Strong technical construction knowledge with a general building bias

  • Experience delivering major structural works and complete internal fit-outs

  • Previous involvement in HMO conversions

  • Confident managing and challenging subcontractors

  • Excellent communication and client-facing skills

  • Strong attention to detail, particularly on finishes
